Daycare center, residential facility, and hospice combined in one building
On August 1, 2023, the LHI Group acquired “The Care” in the Reudnitz district of Leipzig. The property was used to implement a social space networking concept that combines residential, hospice, and daycare facilities in one building.
The idea, development, and go-ahead for the construction of this unique concept came from RTLL Lewerenz Holding AG in Kirchberg, Saxony. Development began in 2017 with the securing of land and coordination with the city of Leipzig. The lease agreements with the future tenants, represented by the IFB Foundation, were signed in 2020.
Construction began in spring 2021, with completion of the building scheduled for March 2023. The property was built in accordance with the KfW energy efficiency standard 55. During the planning and implementation of the concept, emphasis was placed on resource conservation and energy-efficient management.
The five-story property has a total rental area of approximately 4,373 m², which has been designed to be completely barrier-free. The building offers 34 parking spaces in the underground garage, including e-mobility pre-installation, bicycle parking spaces, storage, and technical areas.
On the ground floor, there is a daycare center that can accommodate 120 children and is operated by the non-profit Känguru Kindertagesstätten Leipzig GmbH. On the first floor, covering approximately 1,032 square meters, is the Advena hospice, which is run by Hospizium and offers a final home to twelve residents. All living spaces have a bathroom with shower and direct access to their own approx. 400 sqm roof terrace with a view of the outdoor area and the daycare center’s play areas. On the three floors above, seniors and physically impaired individuals have the opportunity to live safely in barrier-free apartments. The mobile nursing service, the non-profit Zuhause Leipzig GmbH, has opened a new office in the building. Residents of the building can use the services as needed.
The outdoor facilities on the ground floor and the roof terrace can be used communally and offer opportunities for intergenerational exchange. As a socially networked facility, the project near the city center encompasses multifaceted functions that are relevant to people of all ages and promote interaction between residents, inhabitants, and visitors.
Lewerenz Holding AG was able to reach an agreement with the civil engineering office of the city of Leipzig to renovate the entire width of Kuchengartenstraße in the construction area before commissioning. Residents and users now have barrier-free, newly constructed access to the rental units.
The AIF launched and managed by the LHI Group is an ESG-compliant product that meets the requirements of Article 9 of the Disclosure Regulation. The product was completed in 2022 and 2023 with three additional buildings that cover the senior living segment in accordance with the KfW 40plus standard. Another product focusing on “housing for the elderly” is in the planning stage.
