Lassallestraße 5 receives DGNB Gold certification from ÖGNI
The Lassalle Quarter is located directly at the Praterstern transport hub in Vienna’s 2nd district. Lassallestraße 5, formerly the headquarters of Bank Austria, has a total usable area of around 70,000 m² and underwent extensive renovation and modernization between 2020 and 2022. It was acquired by the LHI Group in July 2022.
The building complex is largely leased on a long-term basis to a tenant with close ties to the government. In addition to attractive office space with barrier-free access, the property also features a high-quality company restaurant with an outdoor dining area in the partially landscaped courtyard, a kindergarten, and other attractive areas designed to enhance the quality of life for residents. The building is completed by a radiology diagnostic center, an orthodontic and dental practice, and an e-bike store.
The property is located in an established office area that has been upgraded in recent years through extensive measures. All of this contributes to the location remaining attractive for users and customers both now and in the future. The location has excellent public transport connections and is directly adjacent to the new bicycle highway that connects the city center with the Danube Island. A photovoltaic system with approx. 245 kWp is installed on the roof of the property, and numerous e-charging points are available for users in the underground parking garage.
The Austrian Sustainable Real Estate Association (ÖGNI) awarded Lassallestraße 5 a gold certificate in accordance with the European DGNB quality certificate. The award was presented by Peter Engert, Managing Director of ÖGNI, to Thomas Schober, Managing Director of LHI Kapitalverwaltungsgesellschaft mbH, on site in the presence of Ernst Gassner, Managing Director of IMFARR Beteiligungs GmbH, which was responsible for the development and modernization of the property.

“The stable Vienna real estate market, the excellent location with its positive future prospects, the diversity of uses within the building, and the high degree to which it meets our demanding ESG requirements profile convinced us of its high quality. The building’s current gold certification by ÖGNI has confirmed our assessment. The preliminary certificate was also issued in gold, and in almost all evaluation criteria, the preliminary certificate’s forecasts were exceeded by the final realization”, explains Thomas Schober, Managing Director of LHI Kapitalverwaltungsgesellschaft mbH.
