Mixed-use property in the heart of Bochum

HBB Hanseatische Betreuungs- und Beteiligungsgesellschaft mbH has successfully sold Building A of the Husemann Karree in Bochum to the LHI Group in Pullach near Munich. The mixed-use property in the heart of Bochum is divided into three buildings and combines shopping, restaurants, a hotel, fitness facilities, offices, and services on approximately 37,500 square meters of rental space.

The purchase of component A in the Husemann Karree fits perfectly into our investment strategy for our institutional investors. The sustainable neighborhood offers a secure investment with a variety of uses and high income security. We are delighted to be able to support the city of Bochum in the renewal of its city center. ” says Joachim Eisele, Head of Real Estate Transaction Management at LHI Kapitalverwaltungsgesellschaft mbH.

Component A in the mixed-use business district was completed in October last year. The grocery retailer Rewe Mert and the department store chain Woolworth have been welcoming customers since then, and in March the EASYFITNESS gym opened on two floors. The city of Bochum is currently moving into 15,000 square meters of office space on the upper floors, which will soon be open to the public.

A hair salon and nail studio will also be opening in the coming weeks. Building section A is complemented by a new two-story underground parking garage with around 500 parking spaces, which is connected to the city of Bochum’s underground parking network via the P1 underground parking garage beneath Husemannplatz. In addition, 400 bicycle parking spaces are available to all tenants.

“The sale of section A of the Husemann Karree shows that we can be successful as developers even in difficult times. Sections B and C are also nearing completion. We are proud to have implemented an important component of the ‘Innenstadt 2030’ concept in Bochum with the new business district”, says Harald Ortner, Managing Director of HBB-Holding. “In LHI, we have also found a strong partner with whom we look forward to working again in the future.”

Otting Zinger Rechtsanwälte PartG mbB Hanau acted as advisors to HBB, while Noerr Partnerschaftsgesellschaft mbB Rechtsanwälte Steuerberater Wirtschaftsprüfer München and Drees & Sommer acted as advisors to LHI. The transaction was brokered by CBRE GmbH Berlin. The parties have agreed not to disclose the details of the real estate transaction.
